Tetra Real Estate is seeking a proactive and experienced Asset Manager to execute the delivery of asset management strategies which will achieve key strategic goals throughout the commercial property life cycle. The role will have a particular focus on lease and property management within our extensive portfolio.

Tetra Real Estate is owned by Wigley Investment Holdings, a family-owned company which owns and manages a portfolio of businesses operating across the real estate life cycle on behalf of the Wigley family.

Key Responsibilities

The Asset Manager will be responsible for leading on all landlord and tenant matters associated with the proper management of property portfolios owned by Tetra Real Estate and other Wigley Investment Holdings entities as portfolios:

  • Overseeing Landlord and Tenant Matters:
  • Marketing Vacant Spaces: Lead engagement with agents, clearly communicating strategic aspirations.
  • Engagement with Prospective Tenants: Negotiate deals with incoming tenants, conduct thorough research to deliver informed recommendations as part of a due diligence process.
  • Legal Documentation: Work with our legal advisors to ensure all required documentation for deals is completed within required timeframes.
  • Building Requirements: Work with the property maintenance partners to ensure all building requirements are met for tenant occupation.
  • Communication: Lead landlord-tenant communications and ensure adherence to lease obligations.
  • Event Monitoring: Proactively monitor and manage upcoming events such as rent reviews, lease renewals, and break clauses, seeking necessary approvals as required.
  • Managing Tenant Exits: Oversee tenant exit processes, manage post-exit relationships, and lead on dilapidations matters with our professional advisers.
  • Data Preparation and Reporting:
  • Reporting: Prepare data for quarterly and other required reporting.

What We Are Looking For

  • Significant experience in property/asset management, particularly within commercial properties.
  • Demonstrate detailed understanding of landlord and tenant relationships, property management, and financial budgeting.
  • Strong communication and negotiation skills.
  • Ambition to develop professionally within a dynamic team environment.
